The problem

The buildup a wash cycle can't reach

Front-load washers stay damp between loads. Moisture collects in the door gasket, the dispenser housing and the drain system, where detergent residue, lint and buildup accumulate over time. Not a defect, and not something you did wrong.

Why front-loaders do this

A front-loader is a sealed, horizontal drum, so water pools in the door gasket instead of draining away. What forms is biofilm: mold, bacteria and detergent residue bonded into a layer on the rubber and plastic.

Why the smell survives a wash

Every load passes across the door gasket going in and coming out, and wet fabric rests against that seal for the whole cycle. If buildup is sitting inside the gasket folds, a cleaning cycle won't remove it, because water circulates through the drum and never reaches the fold.

Same for the dispenser housing and the pump filter: both sit outside the water path or behind a panel a cycle can't open.

What we open

The pump filter comes out of its housing and the standing water comes with it. The dispenser assembly is removed and the channels cleared. Both faces of the gasket are cleaned and inspected fold by fold. Drain lines are checked for flow, depth, and air gap. Five parts, named in the report, photographed before and after.

What a cleaning cycle reaches

Hot water and a tablet circulate through the drum. Nothing enters the pump filter housing, the dispenser channels, or the gasket fold, because those sit outside the water path or behind a panel a cycle cannot open. The smell returns because its source was never reached.

The process

The 14-point deep clean

Fourteen points, in the order the job runs. Gasket and drain ports. Dispenser, drawer and siphon caps. Pump filter and trap. Drum, seal and exterior. Steam-treated, leak-tested, photo-documented.

Deeper than a DIY clean

The pump filter housing holds standing water that empties onto the floor when it is opened. Access panel clips break if they are forced. Dispenser siphon caps are small, easy to lose and easy to refit wrong. Gasket folds take the right tools and technique to clean without damaging the seal.

Commercial steam reaches deep into gasket folds and the dispenser housing where brushes and cloths struggle to reach. We follow the steam with antimicrobial cleaner.

Steam goes into the gasket, the dispenser housing, and the drum. Never near the control panel or the electronics.

Findings

Scope

What we don't do

Stated plainly, so nothing is a surprise on the day

  • NoRepairs or parts replacement. If we find something broken or close to failing, we say what it is and what it will take to fix, and it goes in your report. There is nothing for us to sell you at that moment.
  • NoMoving, lifting, or un-stacking units. We clean around and behind as far as we can reach, not underneath. The machine has to be accessible as installed.
  • NoDryers and dryer vents.

Does the $299 include everything?

Yes. Five parts opened and cleaned, the area around the machine, the written condition report, before-and-after photographs and the prevention walkthrough. No trip charge, no quote fee, no hourly rate, no add-ons. A second machine at the same address on the same visit is $199.

Do I need to be home?

Someone needs to let us in, and the walkthrough at the end is more useful if you are there. You do not need to stay in the room while we work.

How long does it take?

Roughly two hours for most machines. Older machines and heavier build-up run longer. We do not rush the gasket to hit a time.

Can you clean a stacked unit?

Yes, in place. We will not lift, slide out or un-stack a machine, so it has to be accessible as installed. Tell us when you book and we will confirm before the visit.

Do you repair washing machines?

No. We clean and we document. If we find something broken or close to failing we say what it is and what it will take to fix, and it goes in your report with a photograph. We do not quote repair work, so there is nothing for us to sell you at that moment.

What if it still smells afterwards?

Tell us within 30 days and we come back and re-clean the areas covered by the service at no charge. If the cause is mechanical, a failed seal or a drain problem, we will explain that rather than treat it as a cleaning failure.
